An update on the progress of construction at Tuscany Residence Aruba.
Luxury Villa 7, the highest point has been reached and the finishing touches to the Villa will be worked on in the coming months.
Luxury Villa 12, They started with the final completion of the Villa and the construction of the swimming pool is in process.
Arashi Boutique Condominiums, all pipe work under the foundation has been completed and the foundation will soon be poured after which the 'real' construction can start.
Daimari Water Villas, the precast concrete hulls went into production early this month and the first shipments will be shipped to Aruba in February. Meanwhile, earthwork and the preparations for pouring the foundation are in full swing. First concrete hulls will be placed in March.

The concrete shell of the large pool has been in place for a while and now the groundwork for the Daimari Water Villas has also begun. Meanwhile, in the Netherlands, the concrete shells of all the water villas have gone into production.

Besides this uncertainty, developers are running into the problem that the issuance of building permits and division deeds on Aruba takes so long that in the meantime purchase prices, transportation prices, interest costs and other costs have been incurred, making the sales prices issued out of date.
We expect to have clarity on the sales prices of the homes in phase 2 of Tuscany Residence Aruba by the end of 2022, beginning of 2023.
The foundation of Luxury Villa 7 has been poured and also the first preparations for the foundation of Luxury Villa 14 are in full progress.
Today in the middle of the night, at 3 o'clock, they started applying the concrete for the swimming pool of Daimari Water Villas. During the afternoon, this work will be finished.
Soon here will be an impression of the first homes we will develop in stage 2 of Tuscany Residence Aruba.
Uncertainty about costs and selling prices!
Apparently, as of January 2023 the VAT system will be introduced, which will completely change the tax system in Aruba and is expected to increase the costs considerably. In addition, there seems to be a change in import tariffs coming to Aruba. The big challenge now is that no one in Aruba is aware of these possible new tax rules and import tariffs, making it impossible for entrepreneurs and developers to do business and determine policy. As long as there is no definite answer to these possible changes, Tuscany Residence Aruba cannot determine any sales prices.

The preparation for the construction of the last 3 luxury villas, Arashi Boutique Condominiums and Daimari Water Villas continues steadily. The foundation of Villa 12 is ready, of Villa 7 is almost poured and of Villa 14 the groundwork is also almost ready. The concrete casco's are already on transport from The Netherlands.
Despite the fact that we are still waiting for the Water Villas to be completed, the preparations and excavations continue. Next week the swimming pool will be poured and soon the palm trees will be placed in and around the pool. This has to be done before the start of the construction of the Water Villas.
The excavation work for the pool of Luxury Villa 14 has begun. This Villa will have a swimming pool with water surface area of approximately 323 sf.
Luxury Villa 14, with 4 bedrooms, 4.5 bathrooms, garage and private pool is still available.

Progress of the construction of the Daimari Water Villa Pool and Luxury Villas 7 and 12.
We have started the construction of the last residences of phase 1 of Tuscany Residence Aruba. Groundwork has started on the 12 Arashi Boutique Condominiums and on the 3 Luxury Villas lots 7, 12 and 14. Luxury Villa 14, with 4 bedrooms, 4.5 bathrooms, garage and private pool is still available.

We are busy finishing the last 4 Townhouses in phase 1 of Tuscany Residence Aruba. At Townhouse 16 and 17 the windows and frames have been placed and soon the installation of the sanitary ware, the kitchen and the landscaping will start.
At Townhouses 18 and 19 the plastering is in full swing and the tiles will be laid. Outside, work has already begun on the construction of the swimming pools. All 4 homes will be completed before Christmas.
Furthermore the area has been cleaned for Daimari Water Villas. In the coming week the digging will start.

We started building the 2nd floor of the luxury Villa on lot 15.
We started building the luxury villa on lot 15. This villa has 4 bedrooms, 3.5 bathrooms and a private pool. The villa has been sold.
Soon this first Luxury Villa with 3 bedrooms and 3.5 bathrooms will be delivered, equipped with our complete in and outdoor furniture package. This villa has a solid construction frame of cellular concrete, aluminium frames from Belgium, kitchen and taps from Germany, tiles from Italy, white insulated roofs with solar panels, a garage and a walled fully landscaped garden with swimming pool and covered terrace.
The contractor has reached the highest point in building the hull of the detached villa on lot 13. This is always a special moment for the builders and is accompanied with a toast on the project. After this moment the work can continue with the finishing of all the walls and rooms and the installation of electric, water and other equipment, as well as the roof.
However, it will take some time till the moment that the villa is habitable.
The second townhouse block on the lots 8 till 11 are getting along nicely. The stucco workers are working hard to complete their job on these houses. There are still enough activities to do, but gradually you can get a good impression of these houses.
The construction of the first villa on lot 13 in Tuscany Residence Aruba has started some weeks ago with the activities for the foundation, the sewer system and the groundfloor of concrete.
The contractor is now placing the panels of cellular concrete on the groundfloor and will soon continue with the floorpanels of the first floor.
The completion of the villa is planned in mid 2020.

The construction of the first townhouses has reached the finishing phase. The exterior of the houses as well as the interior is nearly ready for delivery to the owners. We're now working on the connections for electricity, water and sewage. But we've also started with the construction of the firt swimming pool. This pool is situated between de first townhouses and the future condominium building.

The first townhouses of Tuscany Residence Aruba are nearly ready. The construction work of the exterior walls reach their completion.
Soon will be started with the garden and other exterior activities. Then it will be clear that we're working on a special buildingproject on this spot on Aruba.
Also the work on the first pool is going well and we'll hope that the first dive can be taken in the first half of 2020.
On Thursday 12th September this newsitem was published in the local newspater Aruba Today:
The carcass of the townhouses is ready and the contractor has started with the finishing phase of the houses. Nice and modern tiles with a wooden look have been laid on the ground floor. Also installation fixtures are in place and with a little of phantasy you can already dream of sitting here.
On the outside the plasterwork is full in process and within some weeks the windowframes and sliding doors will be installed.
On Friday 29th of March the first block of townhouses has reached the highest point. In the Netherlands an achievement like this is celebrated on the building spot and is called "pannenbier". For this celebration it is common that most of the companies who take part in the project, as well as clients and residence owners, are present to toast on this moment.
The contractor will now continue with the finishing of the houses and the first houses will be ready in the autumn of this year.
The other block of townhouses on the lots 8 till 11 will reach the highest point in a few weeks.
On February 12th the floor of prefab cellular concrete-elements of the first floor has been laid. The contractor starts now with the wall elements of the first floor. In short notice the rooftop floor will follow.
Today the first wall elements for the ground floor of the townhouses are placed on the constructon site. For Aruba this is a remarkable building item, because as far as we know it is the first time that houses will be build in a prefab construction frame of cellular concrete.
The contractor will continue in the coming days with the other townhouses.
Today the first Villa of Tuscany Residence Aruba is officially sold to the Dutch family Hut. They signed the contract for the Villa on lot 13 at the office of Esprit Projectontwikkeling in Holten in the Netherlands in the company of Michel Boersma, the director of Esprit Projectontwikkeling.
Mr. and Mrs. Hut are very happy with their new purchase on Aruba and look forward to the day that the contractor will start with the construction of their home on Aruba.
The townhouse on lot 8 has also been sold, so there are two townhouses left.
The construction of the first townhouses is in progress and the groundfloor of these houses will soon be ready.
The first containers with the frame of cellular concrete have arrived on the building plot and will be erected in the first weeks of next year 2019. Containers with other materials will arrive in short notice.
Some weeks ago the contractor of the townhouses on the lots 29, 30, 31 and 32 started with the construction of the groundfloor. These activities will take a few weeks and contain also the installation of the sewage-system beneath the concrete floor of the houses.
After the completion of the groundfloor it is time for the placement of the walls of cellular concrete skeleton.
